Gen Z and young millennials face the prospect of renting with their parents for the foreseeable future, as getting onto the property market feels increasingly impossible. However, The Corcoran Group CEO Pamela Liebman, who has weathered 40 years in real estate, says today\u2019s struggles are no more extraordinary than those faced by other generations.\u00a0<\/p>\n

\n

Liebman has worked her way up Corcoran Group\u2019s ranks since joining as an agent in 1984 at just 23 years old. During that time, she has witnessed major crashes and numerous market shifts. And she says it was just as hard getting that first home now as it was 30 years ago. That\u2019s in New York, at least.<\/p>\n

\u201cIt is just as tough,\u201d Liebman exclusively tells Fortune<\/em>. \u201cBack then, it was more difficult in some ways because you had less neighborhoods that people would live.\u201d<\/p>\n

\u201cIf you think back to the 80s, the meat packing district wasn\u2019t this highly desirable district,\u201d Liebman explains. \u201cAll these areas in Brooklyn that are number one on people\u2019s list, they weren\u2019t there. So you were sort of getting jammed into these, these few neighborhoods, Upper East Side, Upper West Side, maybe a little bit of Chelsea, and Flat Iron\u2014I don\u2019t even think we called it Flat Iron back then, Tribeca was just coming around. So everyone was squished in the same places.\u201d<\/p>\n

\u201cToday, you have a lot more options, so many more places to go,\u201d Liebman adds. \u201cBut it\u2019s always really hard to find those great rentals, or to find those first starter apartments.\u201d<\/p>\n

Plus, she says, never has there been more opportunity at young people\u2019s fingertips\u2014not just when it comes to inventory on the market: \u201cIf you\u2019re not afraid to show off your skill set, and you try and find yourself an opportunity where you\u2019re going to be appreciated and where people are going to allow you to expand your horizons and hopefully add value to the company that you\u2019re at, I think it\u2019s an unbelievable time.\u201d<\/p>\n

The tide is changing as interest rates come down<\/h2>\n

Interest rates are coming down (albeit slowly). And that isn\u2019t just music to the ears of borrowers; Liebman adds that, as brokers, they\u2019re unhappy too when everything is high-priced. <\/p>\n

\u201cWe like to see lots of movement and people moving around,\u201d she says.<\/p>\n

And she predicts lower rates will trigger a shift in the property market. \u201cWhat I think will happen is we\u2019ll get a lot more property on the market as these interest rates go down, and the people who are locked into their homes because they won\u2019t trade a 3% mortgage for a 7% mortgage, so that\u2019ll provide more inventory,\u201d she adds.\u00a0<\/p>\n

But it won\u2019t necessarily make getting on the property ladder any easier for young people.\u00a0<\/p>\n

\u201cThe flip side of that is all these people who have been waiting to get lower mortgage rates, they are going to jump right in as well,\u201d she adds. \u201cSo it\u2019s not on the horizon for what I see, for prices to start coming down anytime soon, but hopefully, with the carrying charges of the mortgage rates being less, that we can see some affordability squeeze back into these markets.\u201d<\/p>\n

\u201cThe good news,\u201d Liebman says, is that \u201cthere are a lot of different places to live\u201d so those who aren\u2019t set on living in one specific area could unlock a deal. For example, instead of looking at Brooklyn or the cool West Village, try the Upper East Side.<\/p>\n

\u201cIt\u2019s not that expensive,\u201d she adds. \u201cSo if you\u2019re willing to move around, which people are now, I think that there are definitely opportunities out there\u2026 You\u2019re going to secure a much, much less expensive apartment than if you are insistent on being in the West Village.\u201d<\/p>\n

Saving advice for Gen Z and millennials locked out of the property market<\/h2>\n

Liebman\u2019s advice for young people on saving up for that first home? \u201cStop buying Starbucks coffee. I mean, stop spending money on things that are not necessary. It\u2019s tremendous how fast that little nest egg can add up,\u201d she says.<\/p>\n

\u201cIf you look at people who are taking an Uber instead of the subway, they\u2019re buying their coffee, they\u2019re buying their breakfast out, they\u2019re spending money on things that are not necessary, they\u2019re going out with their friends three nights a week, spending money on alcohol, food\u2026\u00a0 these things definitely start adding up. The subway is definitely cheaper than an Uber.\u201d<\/p>\n

One money-saving trend Liebman\u2019s witnessed among young people\u2014and approves of\u2014is dinner clubs.<\/p>\n

\u201cThree nights a week, they\u2019ll go to someone\u2019s house, and they\u2019re in charge of the cooking. Young people now seemingly like to cook. I haven\u2019t cooked in 30 years, but they love it.\u201d\u00a0<\/p>\n

Twenty-somethings strapped for cash have long lived together in shared apartments\u2014and Liebman\u2019s says the right of passage is as important today as it was for millennials and Gen Xers. Even the billionaire entrepreneur and investor Mark Cuban started out with five roommates in a three-bedroom apartment. <\/p>\n

But to actually save money, she says young people shouldn\u2019t stress about having the perfect apartment, in the perfect location.<\/p>\n

\u201cA year or two goes by relatively quickly, quickly, and then, as you keep saving you can trade into something that better suits you,\u201d Liebman adds. \u201cBut nothing\u2019s perfect when it starts off\u201d<\/p>\n

\u201cI always say to people, even somebody who works with us who\u2019s willing to spend $40 million, they\u2019re compromising also\u2014it almost doesn\u2019t matter what you spend, unless you\u2019re going to build your own giant compound, everyone\u2019s going to sacrifice somewhere.\u201d<\/p>\n
