New development alone won\u2019t close the gap. High build costs, planning delays and cautious lending have slowed the pipeline, leaving landlords and investors looking hard at what can be done with the buildings they already own.<\/p>\n The case for reusing existing buildings has strengthened on several fronts. Demolition releases the carbon locked into a structure, and councils are paying closer attention to that when weighing up applications. Occupiers with net zero commitments want premises that support those targets. And refurbishing an existing frame can often get space to market faster than building from scratch.<\/p>\n Many of Scotland\u2019s older offices have perfectly sound structures but dated envelopes.
